Thirty acres: deciding where to start

We've secured the 30 acres for Kawa Tamu's future, beautifully set alongside a papyrus wetland with the Rwenzori mountains faint in the background. Now we're turning it into a regenerative Fine Robusta site, and the first real question isn't "what do we plant". It's "where do we start".
Our current allocation thinking: two-thirds to commercial production, with the remaining third split across a processing site, environmental buffer zones along the perimeter to protect biodiversity, and space for animals. Most likely goats, which are easy to care for, to build a more closed-loop system that reduces our dependency on synthetic fertilizer over time.
The terrain is sloped, which has implications for water access (stored on the highest point), input distribution (no one wants to push wheelbarrows uphill) and supervision (what if we could oversee the whole site from the future office deck?).
To convert this into an actual development plan, we're working with aerial imagery and Google Earth before boots hit the ground. Land-use decisions like this are hard to reverse once trees are in the ground, so we'd rather take the time to get the sequencing right than move fast and re-plan later.
